Smoke Alarm Legislation in QLD
For Homes
Legislation passed on 01/01/2017 required all houses leased and sold to be compliant by 01/01/2022. The remaining owner-occupied homes must be compliant before the end of 2026 and this includes townhouses, units, all registered caravans and motorhomes to have photoelectric smoke alarm(s) and
-
be interconnected with every other smoke alarm in the dwelling so all activate and go off together.

comply with the Standard AS3786-2014 which is marked on the body of the alarm. To locate the marking, you may need to remove from the bracket to look underneath.

not contain an ionisation sensor.

be hardwired installed by a licensed electrician (e.g. 240v) to the mains power supply with a secondary power source (i.e. non removable 10 year battery) or;
be powered by 10-year non-removable batteries type photoelectric smoke alarm.​​​​​​
Avoid and replace smoke alarms with this symbol, they are not photoelectric.
Penalties apply​
The Queensland Fire and Emergency Services can issue Penalty Infringement Notices (PINs) for non-compliance. The penalty of up to five penalty units, or $774 applies.
The Queensland Police Service can also pursue charges.
Buyers can claim 0.15% of the property’s sale price if the seller doesn’t install compliant smoke alarms before the property is exchanged. The buyer must arrange for the installation to be completed immediately after settlement.

Optional Smoke Alarm Controller
A Smoke Alarm Controller provides an effortless method of testing, silencing and locating triggered smoke alarms without the need to reach up to the alarms on the ceiling. Fixed to any easy access and convenient wall within your home, for only $49.

Simply discuss with our Electrician a convenient location, within your home, where you would like the controller installed. Our Electrician will then safely install it, at the agreed location, after all smoke alarms have been installed.

Deadline for Compliance:
January 1, 2022: Applies to all houses leased and sold.
July 1, 2024: Applies to all caravans and motorhomes whose Queensland registration is starting or being transferred.
January 1, 2027: Applies to all remaining owner-occupied homes.
​All smoke alarms must comply with Australian Standards – AS 3786-2014 or AS 3786-2023

All smoke alarms must be photoelectric – not contain an ionisation sensor.
​
All smoke alarms must be interconnected with every other smoke alarm in the dwelling so they all activate together.
​
All hard-wired smoke alarms must contain a non-removable 10 year backup battery and all battery powered smoke alarms must contain a 10 year non-removable battery.
​
Smoke Alarms must be installed in each bedroom.
​
Smoke Alarms must be installed on each storey.
​
Smoke Alarms must be installed in hallways which connect bedrooms and the rest of the home. If there is no hallway, between the bedrooms and other parts of the storey, and if there are no bedrooms on a storey, at least one Smoke Alarm must be installed in the most likely path of travel to exit the dwelling.

All Smoke Alarms must be less than 10 years old.
​
All Smoke Alarms must operate when tested.
​
Hard-wired smoke alarms need to be replaced with hard-wired smoke alarms. Additional battery-powered smoke alarms are permitted in order to make your home compliant.
​
Existing landlord’s and tenant’s obligations regarding the installation and testing of Smoke Alarms continue and Property sellers must continue to lodge a Form 24 with the Queensland Land Registry Office stating the requirements of the Smoke Alarm legislation have been met.

All homes must be compliant before the end of 2026.
